STUDIOS designed this low-rise urban building at the corner of Broadway and Houston in the NoHo district of Manhattan. The project consists of 70,000 sf of development with 15,000 sf of retail anchoring the ground floor and typical "loft" floor plates of 10,000 sf.

The developer wanted an efficient, high quality building that would become a landmark without creating a spectacle. Qualities of transparency, loft-like upper floor space, and visibility for the retail space, drove initial design investigations. STUDIOS developed a unique asymmetrical service core placement that allows large uninterrupted floor plates, a ventilation shaft feeding air and light to all floors, and a highly valuable core facade that leverages the long vistas of Houston Street for urban scale advertisements. All of these strategies combine to create an urban architecture that is responsive to the economics of speculative development, while creating the next generation loft space desired by both retailers and high visibility tenants.
