WXY was commissioned to provide master planning services for the 130-acre former shipyard, Kearny Point, in New Jersey. Beginning with Building 78, the campus is undergoing a transformation to attract new tenants to this growing innovation district. The adaptive reuse of the former maritime industry buildings into multi-tenant artisanal manufacturing hubs, includes building design and development, façade and lighting, interior finishes, layout consulting, and final master planning proposals.

The first project in the ongoing process is Building 78. The 210,000-square-foot former Federal ship-building facility is being transformed into a multi-tenant artisanal manufacturing hub. WXY is working with Hugo Neu to address the building design and development including façade strategies, lighting, interior finishes and layout.

WXY is also working with the client on feasibility studies for the adaptive reuse of historic Building 54. The large floor plates and column free spaces of this 280,000-square-foot building lends itself to housing larger tenants and will incorporate a wholesale marketplace allowing businesses to sell goods on site. WXY is working with Hugo Neu to develop floor plans, historic facade studies, and the design of the entrance courtyard and common spaces.

WXY is working to address the “public interface” elements of the buildings, including the layout of distribution facilities, movement for pedestrians, vehicles and goods, the facilitation of waterfront access, the physical relationship of the facility to adjacent sites, the facility’s “identity” and the inclusion of “green” building features.
